Tax Credit Extended and Expanded 

Great News!!! The $8,000 first-time homebuyer tax credit which began early this year has been enormously successful, generating an estimated 1.8 million households who claimed the tax credit as first-time homebuyers. The Senate bill extends the first-time homebuyer tax credit for another 7 months. The new legislation also provides a $6,500 tax credit for move up buyers who have lived in their current residence for five of the eight previous years.
For the first time, the new legislation makes buyers who already own a home eligible for a credit. A $6,500 maximum credit will be available to existing homeowners who have lived in their current residence for five of the prior eight years.  

What does this mean for you?  

If you or friend are looking to find out more about buying a home for the first time-Call the Mark Jacoby Group now! Now is the time to set up a time and start the pre-approval process and discuss how to qualify for the tax credit.  

If you are looking at selling in the future-Call the Mark Jacoby Group now! This extension is set to expire April 30th and according to members of the House of Representatives “this will be the last extension”. Now may be your best opportunity to sell within the next 3-5 years. The previous tax credit, which was set to expire November 30th has contributed to over 1.8 million properties selling. We need an active inventory of homes for new buyers to tour and buy.  

If your property is currently on the market, we should expect a new influx of showing activity as the word goes out. Again, buyers have a lot of information available to them. Pricing, Condition and Location are the top contributing factors in whether a property will sell. Statistically, the longer a property is on the market, the less it actually sells for.
